For municipalities

Residents arrive prepared, with permit answers that show their sources.

Munibot matches each resident's address to your jurisdiction and builds a permit plan that links to official sources, so people reach your counter with the right documents in mind. Your staff also get a workspace for zoning applications, county building permits, inspections, boards, payments, and reports.

Municipalities

Residents arrive prepared. Answers show their sources.

The problem: Staff answer the same zoning and permit questions every week, and incomplete applications slow every review.

  1. 1

    Permit readiness for residents

Munibot matches each address to your jurisdiction and links to the official pages it finds, so residents show up with the right documents and inspections in mind.

  2. 2

    Drone parcel audits for assessors

Reviewable aerial evidence with a person signing off on every finding.

  3. 3

A staff workspace for the permit

Your team uploads the zoning ordinance, confirms the rules, sets fee schedules, and runs zoning applications, county building permits, inspections, boards, payments, and reports.

Munibot supports staff review; it never determines code compliance, assessed value, or flight authorization.

What each office gets

Built for the offices that handle a permit from application to final approval.

Design-partner pilots: we set up your rules, fees, boards, and staff with you.

Township and village zoning office

  • Resident permit checks that link to official sources and show the rules your staff have recorded.
  • Zoning applications with a pre-check against your confirmed rules, filed online or entered by staff from paper.
  • Fee schedules, waivers, and counter payments. Online card payments once your office connects its own Stripe account; your office is the merchant of record.
  • Boards of appeals.
  • Planning commission site plan and special land use review, with statutory notice lists.
  • Reports and a fee ledger for board packets.
  • The BS&A handoff file.

County building department

  • Building, electrical, mechanical, and plumbing permits.
  • Plan review.
  • Inspections on your booking days, with a week calendar, arrival windows emailed to the applicant, and each inspector's day route.
  • Certificates of occupancy and final approvals.
  • Counter and online payments.
  • Reports, including Census C-404 totals.

Assessor

  • Permit-of-record imports.
  • Parcel audits, with drone imagery where flights are authorized.
  • New-additions reports.

Contractors and homeowners in the same loop

  • Estimates priced with real permit fees.
  • A homeowner's accepted estimate starts the permit.
  • Residents see the status of their permit.

What you get

What your team and residents get today

Documents and inspections up front

Each resident permit plan includes a document checklist, the inspections to expect, and what to do before applying.

Findings link to their sources

Each zoning and code finding in a resident's permit plan links to the page it was drawn from, so residents and staff can check it.

With a drone operator on Munibot

Parcel audits where a person reviews every finding and approves each report before it is published, and a read-only portal where your staff download the reports shared with you.

How it stays honest

Every report shows what it was built on.

  • Your address, your jurisdiction

The project address is resolved with the US Census Geocoder to its state, county, and municipality, and the report shows the jurisdiction it found and whether the match was exact, likely, or unresolved.

  • Grounding is recorded, not implied

Each new report is labeled with how it was grounded: a live web search, or generic defaults when no lookup ran. Reports grounded on the ordinances your office uploads are not available yet.

  • Check the source yourself

Every finding links to the page it came from. Munibot does not verify that a page is the jurisdiction's own, so the report tells residents to confirm with the matched authorities, who have the final word.

  • Residents confirm with you

Reports are planning guidance, not a zoning determination, code-compliance review, or permit decision, and they state that the matched authorities have the final word.

Munibot supports staff review; it never determines code compliance, assessed value, or flight authorization.

Security and privacy

What we can say today.

  • Hosting

The Munibot app, its Postgres database, and its file storage run on Amazon Web Services in the United States (us-east-2).

  • HTTPS only

The site is served over HTTPS, and plain HTTP requests are redirected.

  • Staff access by duty

Your workspace administrators assign each staff member the duties they hold. Applicant email, phone, and mailing address are shown only to workspace administrators and staff holding the matching duties.

  • An audit trail

Permit applications and building permits keep an append-only history of each action.

  • Card payments

Card payments are processed by Stripe on your office's own account. Munibot never sees card numbers.

  • AI drafts, staff decide

AI drafts and checks; your staff make the decisions.

What we collect, how AI providers process project text, and how deletion works are in the Privacy Policy.
